What is an appraisal? Simply put, an appraisal is defined as the act or process of estimating value (The Appraisal Foundation, Uniform Standards of Appraisal Practice, “Definitions”). Appraisals are so closely linked to value that in some countries, appraisers are called valuers. The Role of the Appraiser

In today’s marketplace, the terms appraisal and appraiser are sometimes used lightly and can take on many meanings. However, appraisers perform different roles from most other professionals involved in the real estate process. Here is a quick rundown of how appraisers are involved in the purchase and sale of real estate:

  • Buyers and sellers must make financial decisions relating to the purchase and sale of property. Since most buyers and sellers have no background in real estate, they must rely on others to assist them in the real estate process. Their “appraisals” of the worth of the property being bought or sold are usually subjective and not adequately supported by market data. An appraisal can help determine whether the asking price of a home is within the range of market value.
  • Real estate salespersons/agents are licensed to sell real estate. Although they are generally familiar with properties in a general geographic location and have access to historical data, most are not licensed real estate appraisers. Real estate agents are a good resource for determining the initial asking price of a home or other property, but only a licensed Mississippi appraiser can legally provide a reliable estimate of a home’s or other property’s value.
  • Other real estate professionals include loan officers, closing agents, title companies, relocation officers, and government officials involved in the real estate process. Members of this group vary in their real estate expertise. Although they are often trained in valuation concepts and knowledgeable about appraisals, they are not themselves licensed Mississippi appraisers.
  • Licensed and certified real estate appraisers must meet education, experience, and testing requirements established by the State of Mississippi and other laws. Appraisers are required to meet continuing education standards and must adhere to generally accepted appraisal standards. In Mississippi, only a licensed appraiser can hold himself or herself out as an appraiser and perform appraisals. If an appraisal is needed in the mortgage lending context, only a licensed Mississippi appraiser may provide a reliable estimate of value.
